LOCATION OF THE SITE
The site, which is to the south east of Wrexham town centre, is within a mainly residential area with light industrial usage at the eastern end of Rivulet Road. Access to Rivulet Road is off Salop Road (A525) and Kingsmill Road (A525) via Derby Road. A location plan of the site is provided on the drawing and forms part of the planning application.
The application site is off Rivulet Road which has a mix of terraced housing, light industrial units and retail wholesalers. Adjacent to the western boundary of the application site is a building reclamation materials yard and a light industrial unit. The site at present has a 1.8 metre steel fence around the boundary for security purposes. Adjacent to the eastern boundary there is an area of vacant scrub land which has a public footpath running diagonally across its length. This land rises steeply to Rutland Road residential area.
There are childrens pay areas and a sports complex in close proximity to the site and these are within easy walking or cycling distance.
THE APPLICATION SITE
The application site extends to approximately 0.35 hectares in area, is outside the flood plain for this area and at present being used as a building materials reclamation yard and general storage area for machinery.
The site in its present state can clearly be seen to be detrimental to the residential amenity of Rivulet Road and its evirons. The land adjoining the eastern boundary can only be classed as vacant land, an overgrown and untidy area with a degree of fly tipping creating an unpleasant environment for the current residents of the area.
